Track Monitoring and Compliance with Monitoring Events
Learn how to monitor Properties and and ensure compliance with Homeownership Requirements using Monitoring Events

Monitoring Events are designed to track key occurrences between purchase and resale: late payments to the program, notices of default or foreclosure, and annual recordings of homeownership requirements such as proof of insurance or proof of occupancy. Monitoring Events are a related list on the Service File. Each Service File can have multiple Monitoring Events.
NOTE: Monitoring events are not intended to track every interaction with a homebuyer. Consider using Salesforce's Activity Features and Activity History to record phone calls and e-mails.
Navigate to Monitoring Events
- Find the Service File where you would like to add the Monitoring Event
- Click into the Related Tab
- Scroll down to Monitoring Events and click “New”
Add and Update Status', Enter Details, and Resolve Events
- For all Monitoring Events, be sure to add the Type, Date, Status, and Resolution Date.
- Monitoring Events that affect the Property can be linked to the Property record.
- Any Monitoring Events connected to the Property can be viewed from the Property Record and included in Property reports.
- You also have the option to connect Monitoring Events to Funding Sources to track delinquencies that are related to loans.
Monitoring Event Types
HomeKeeper comes with several Monitoring Event “Types" out of the box, which include key touchpoints you may have with your Homeowners after Purchase.
Current monitoring event types include:
- Occupancy Certification
- Proof of Insurance
- Inspection
- Late Payment (To Program)
- 90+Days Delinquent
- Notice of Foreclosure Proceedings
- Enforcement Violation
- Program Foreclosure Initiated
- Request for Leave of Absence
- Request for Short Sale Approval
- Request to Rent
- Request to Refinance
- Request for Improvement
- Other
Note: You can add or remove Monitoring Event Types to match your program's processes and procedures by editing the “Type” picklist on the Monitoring Events Object. See these instructions for details.
View Key Dates on the Service File
Monitoring Events include an automation that populates the corresponding date fields on the Service File.
From the “Details” section on the Service File, you can view the most recent Occupancy Certification Date and the most recent Proof of Insurance. These are here to help you manage and monitor your post-purchase follow-up activity.
