Below we've outlined some common post-purchase stewardship activities and the out-of-the-box method for tracking them in HomeKeeper.
Interactions and Engagement with Homeowners
Post-Purchase Education
You can track your post-purchase workshops and education as Group Sessions.
- Attendees can be registered from their existing Service File, allowing you to track all of the courses the homeowner has registered for, and their attendance.

Track homeowner interactions such as calls, emails, and meetings as Activities.

Post-Purchase Counseling
While our Housing Counseling App was built for HUD-approved counseling Agencies, it can be used by any organization providing one-on-one counseling.
There is no additional yearly cost for Housing Counseling. However, there is a one-time setup and training fee when you adopt housing Counseling. You can reach out to support@myhomekeeper.org to get started.

Capital Improvements, Repairs, and Post-Purchase Loans
Capital Improvements
You can track credits or deductions that apply to a homeowner's resale value using Improvements and Adjustments.
Improvements and Adjustments are tracked on a client's Service File.

Repairs
Requests for Repairs
- Repair requests from homeowners can be tracked using Monitoring Events on the Related tab of the Service File. In the Monitoring Event Type dropdown, select “Request for Improvement” to log details. You can also link the Monitoring Event to a property so you can also review the history on the property as well.

Repairs to the Property
- Use Development Costs on the Related tab of the Property. Update the “Cost Type” field on the new development cost to identify the expense as a “Rehab”.

Post-Purchase Loans
Use Funding Sources to capture a homeowner's post-purchase loans, located on the Related Tab of the Service File.

Assessments and Inspections
Property Tax Assessments
Your program can continue to monitor property taxes using Assessed Values - Property Taxes, located on the Related tab of the Property.
Be sure that you update the correct property tax year on the new Assessed Value record.

Appraisals
Appraisals after home purchase can be logged in the Appraisals object, located on the Related tab of the Property. Use the “Appraisal Type" field to identify what kind of appraisal you are logging, then update the appraisal date.

Inspections
Property inspections can be logged in Monitoring Events, on the Related tab of the Service File. Select Inspection as “Monitoring Event Type”. You can use the “Property” field to link the correct property so the Monitoring Event record appears there as well.

Monitoring for Compliance
Occupancy Certifications
You can log post-purchase occupancy certifications using Monitoring Events, located on the Related Tab of the Service File.
On the new Monitoring Event page, in the “Monitoring Event Type” field, choose “Occupancy Certification”.

Enforcement Violations
You can track breaches to program requirements using Monitoring Events, located on the Related Tab of the Service File.
On the new Monitoring Event page, in the “Monitoring Event Type” field, choose “Enforcement violation”.

Insurance Verifications
You can log proof that homeowners maintain the program's minimal level of insurance coverage using Monitoring Events, located on the Related Tab of the Service File.
On the new Monitoring Event page, in the “Monitoring Event Type” field, choose “Proof of Insurance”.
