Once income and household information is entered, HomeKeeper can calculate the percent AMI for a household’s Service File. This article gives instructions on how to enter the metrics required to populate the "Percent of AMI" field on the Service File. 


Step 1: Enter Application Household Members to Get Household Size 

For New Service Files, calculating the Percent of AMI requires the completion of the Application Info tab of the Service File. The Applicant Info Tab allows you to capture initial information on household size, income, savings, and debt information. 

In HomeKeeper, the Household Size is determined by the number of Application Household Member Records related to the Service File. See instructions below on adding Application Household Member Records for existing clients.

Step-by-Step Instructions for Entering Application Household Members

1. Navigate to the Related tab. 

The Related tab is located on the Service File.

2. Click "New" next to the related list for Application Household Members. Then, add Application Household records for each additional person in the household. Enter the "Application Role," and any other information you collect. This will populate the "Household Size" field with the correct value.

On the Related tab, click "New" to add a new household member.
As long as the "Application Role" field is complete, HomeKeeper will save an anonymous household entry.

Note: Household Members can also be added on the Applicant Info tab. 

Navigate to the Applicant Info tab of the Service File. Choose the Household Members sub-tab and select “Add Household Member”. 

 

3. View the updated household information in the Qualifying Calculations section of the Service File.

Step 2: Enter All Income Sources for the Household

Step-by-Step Instructions for Adding Income Sources

1. To add a new income source, from the Related Lists for the Service File, navigate to Income Sources and click "New".  

To update an existing income record, click the dropdown on the far right of the income source entry. Then, select edit to update the information in the income record. 

Note: Income Sources can also be added on the Applicant Info tab. 

From the Applicant Info tab of the Service File, choose the Income Sources sub-tab. Then, click “Add Income Source”. 

 

 

2. Enter "Year of Income," "Gross Annual Income," and any other relevant fields on the Income Source for each source of income in the household.  To exclude an income source from eligibility calculations on the Service File, check the box “Do Not Include In Eligibility Income”. 

 

3. View the Total Gross Annual Income on the Qualifying Calculations section of the Service File. HomeKeeper will sum all eligible Income Sources and provide you with a household total. 

Step 3: Connect the AMI Year to Correspond with "Income Year"

Step-by-Step Instructions for Connecting the AMI Record

1. Under the Details tab on the Service File, scroll down to the Qualifying Information section and click into the "AMI" field.

2. Search for the AMI with the year that corresponds to the Income Year you selected on your Income Sources, and the county in which you're verifying income. 

NOTE: If it has not yet been entered, click "New AMI." For detailed instructions on creating AMI records, see Setting up your AMI records.

 

Step 4: Reload the Page to View Updated Calculated Fields

Once the above information has been entered, you'll see the calculations appear under the Qualifying Calculations section on the right-hand side for Homeownership Service Files, or under Qualifying Information on 1-1 Counseling Service Files.

NOTE: If you're not seeing them, try reloading the browser page.
